Portland Real Estate Market Update - October 2007

RMLS has put out the latest market statistics covering the month of October and the trends seem to follow those of September. The number of pending and closed sales has continued to drop while sales price continues to appreciate. (The good news is that while some homeowners across the country are experiencing drops in home prices — especially if you listen to the national media! — Portland homes are continuing to hold and gain value.) The average home sales price in Portland this October was $341,800 and the median price was $287,000. (Year-to-date prices through October 2007 are $342,500 average and $290,000 median.) The average sales price has appreciated 6.7% for the twelve months ending in October 2007, compared to the twelve months ending in October of 2006.
The average time on the market has also increased since October of last year from 47 to 64 days. This means that sellers are needing to be more patient in selling their homes and buyers can take more time in making a decision…however, I’m still seeing well priced homes in the lower price ranges move pretty quickly.

If you haven’t already cleaned out your gutters this year, now is the time to do it! When your gutters are full, water can seep into your house and cause damage. So get that junk out of your gutters — we still have many months of rain ahead of us!
Clinton Condominiums

Last week I went on a hard hat tour of Portland developer Randy Rapaport’s latest project, Clinton Condominiums. Even though the building is under construction, having seen the renderings I was able to get a good sense of how it will look completed…and it’s going to be amazing! They’ve chosen such beautiful materials and used them in a way that really complements modern urban living. The units feel spacious and open with floor to ceiling windows and continuity of finishes at intersecting horizontal and vertical planes. The west facing units have beautiful sweeping views of downtown and the westside. And if that isn’t enough, the condos are right in the heart of the Clinton/Division neighborhood…one of my favorite spots in Portland! Check out the website, if you haven’t already. There are so many details that are too good for words.
